Introduction & Qualification

An initial discussion with the Buyer's Agent will help you determine the extent of your needs and how you can best utilise the range of services available.

If you decide to use some or all of the services available the Buyer Agent will proceed to ensure you are well qualified and ready to proceed including an assessment of your financing alternatives.

Consultancy & Information

Consultancy based issues are charged on an hourly rate and you only pay for time spent satisfying your requirements and any necessary cost for information sought or disbursements. It may be general advice on the likely options available to you, what to expect for you money in particular suburbs, where searching should be focussed or about important issues to consider.

You may want advice about a particular property you have seen, or to determine if it's worth investigating further. The Buyer Agent can soon determine if a property is in the right price range without the need to inspect the property. You may want information on property prices and history etc, who owns what and what it sold for or just general investment advice.

A half hour to one-hour meeting can give you a good basis to start with and this preliminary advice can help avoid unnecessary frustration and save you a lot of time and more.

Property Search

Finding the right property is the time consuming part but is much easier when you know where you are likely to find what you want and most importantly when to compromise.

All too often buyers regret not buying something they saw early in their search but didn't know how good it was.

The Buyer Agent can help you look too and make sure you have the market covered. It's easy to miss out on opportunities when you don't have the time.

Property Assessment

Once we establish a property is worth investigating further you have the option of asking your Buyer Agent to inspect it on your behalf; there's nothing like a trained pair of eyes to help you answer questions like:
  • Is it a fair price, what's it really worth?
  • What might it sell for and what is a good buy?
  • Are there any major issues with the property?
  • What work needs to be done now and what can wait?
  • Will I over-capitalise if I do certain work?
  • Is there potential?
  • Is it a good investment or can I do better?
  • Is there much competition and what should I do now?

The Buyer Agent can help you make the right purchasing decisions about buying and at what price and then help you buy it.

Negotiating & Purchase

If you decide to proceed with the purchase then there is the option of engaging a professional negotiater to act for you.

It could be a private treaty sale or an auction or even for a property that's not on the market.

Do you make an offer before auction and for how much? Or would it be better to go to auction? Getting professional help is invaluable and most times saves you more than it will cost you.

Most buyers decide on what they are prepared to pay and regardless of whether they can get it cheaper often pay that price and more especially if there's competition.

The truth of the matter is that it is very difficult if not impossible to negotiate objectively when someone else has something you want. It's a bit like selling something yourself, it's not easy.

Consultancy - $100.00/hour
Property Search - $600.00
Property Assessment - $350.00-$550.00 based on price
Negotiating & Purchase - $350.00 (includes bidding at auction)
Success Fee - $1,000.00 - $2,000.00
Disbursements/Expenses - at cost, generally up to $50
